Project scope: Malcolm X Shabazz High School is a four-year public High School located in Newark, NJ. Founded as South Side High School in 1914, the school was renamed in 1972 in memory of Malcolm X.
The building is comprise of two sections. The North Section contains a fourth story building that was constructed in 1914. The school was founded as South Side High School and this building features Classrooms, Administration areas, Gymnasium with Locker Rooms, Art Rooms, Music, Instrumental and Choir Rooms, Multipurpose Room, Auditorium and lecture halls. The South Section is made up of a three story addition that was completed in 1976. The addition features, Classrooms, Administration areas, Gymnasium with Locker Rooms, Cafeteria with full Kitchen, Art Rooms, Music, Instrumental and Choir Rooms, Multipurpose Room, courtyards. General Construction contract for the project consisted of building Envelop repairs, which included the following:
Exterior Repairs: (A) Replacement of displaced, spalled, chipped or cracked Brick Masonry and Terra Cotta including repairs to exterior masonry, concrete and stone with selective removal and replacement, (B) Raking-out mortar joints and Repointing of Brick Masonry and Terra Cotta. (C) Replacement of deteriorated Lintels, Shelf Angles, and other steel support framing components. (D) Provision of lintel, parapet, counter flashing and through-wall flashing where indicated. (E) Replacement of EIFS from wall surfaces and repair of masonry below surface. (F) Sealing all joints with caulking around perimeter of doors, windows and louvers. (G) Installing Masonry Pinning Anchorage at areas indicated. (H) Removal and reinstallation of Exterior Security Lighting Fixtures, New Parapet mounted Lighting posts, anchor system, conduits and wiring.
Roof Repairs: (A) Replacement of all existing Roofing Systems and flashing. (B) Repair and replacement of portions of Roof Decks. Installation of waterproofing membrane at below grade roof slabs and foundation walls. (C) Removal of Elevator Penthouse skylight, gutter and leader. Installation of new metal deck and new roofing system with gutter and leader. (D) Replacement of Roof flashing at curb of existing Metal Chimney. (E) Replacement of Metal Coping, flashing and blocking. (F) Removal and reinstallation of Coping Stones, including replacement where damaged. (G) Replacement of Curbs, Ladders, Louvered Penthouse and Railings where indicated. (H) Replacement of Roof Drains, Scuppers, Leaders, Gutters and splash blocks. (I) Testing, Removal, Storage, Protection, reinstallation and re testing of Mechanical equipment. (J) New Mechanical Roof Exhaust equipment as indicated. (K) Abatement of asbestos containing materials as indicated in Environmental Report as part of Contract Documents (L) Installation of new Roof expansion joint system.
Flood Elimination: (A) Replacement of Concrete Slab Pavement and Brick Paving, including Unstable Soil adjacent to portions of the building. (B) Installation of Waterproofing Below grade at subsurface portions of building. (C) Replacement of Portions of Site Storm Water Drainage and to connect to existing system.
Epic Management, Inc. responsibilities as the Construction Manager spanned from limited pre-construction phase activities, through the construction phase and to the overall completion and closeout of the project. As the project progressed into the construction phase, Epic established a protocol to ensure the project would flow with a proactive, not reactive, responses to any project issues that came up.
